Welcome to our final and most exciting update!
Our building was completed and CO’d in July. We have finished the landscaping, grounds and clubhouse and over the past several weeks our owners have been busy moving into their new homes. While some of the residences are receiving final loving touches, Halcyon is ready for lazy beachside days and carefree evenings featuring stunning Siesta Key sunsets. A big thank you to all our builders, subcontractors and owners for their hard work and patience throughout this project. Check out these photos below of the finished building and grounds.
Happy New Year from Halcyon! The skies are blue, the weather is beautiful, and we are moving into the home stretch for construction!
Windows are in, the building is painted and the exterior work is essentially complete. Final touches such as the installation of glass rails and garage doors should go in by the end of the month. Inside, elevators have been installed and lobby finishes are underway.
At this point, the residences are really taking shape; as kitchens, bathrooms, and great rooms emerge. Drywall is up in five of the six residences, and cabinets and flooring are complete in three. Doors and trim work are largely complete on the first living level.
The next big transformation this month will be the clubhouse and pool area. We’ve been using our site for construction staging but we’re now transitioning to complete grading, landscaping, paver installation and pool construction. The renovation of the clubhouse is well underway, with interior demolition and reframing complete and windows installed. Electrical, plumbing and air conditioning rough-ins are nearing completion, as well. The roof shingles have been removed and metal roofing is set for installation.

Construction is moving along well at Halcyon!
The windows and glass doors in the building have been installed and caulked. Stucco work is largely complete on the south side of the building and is now underway on the building east side. Roofing was installed before the summer rains hit so we’re close to having the building fully “dried-in”.
Inside the building, mechanical, plumbing fire protection and electrical are near completion on the first and second living levels and underway in the penthouse. Metal stud work is complete except for penthouse ceilings. We are on the verge of starting drywall work in the lower units.
Clubhouse construction will begin in late October.
Thank you all for patiently waiting for our latest update! As the warm summer breezes have started flowing in off the Gulf, we have been busy at Halcyon and construction continues to move along at a quick pace.
We are happy to share that concrete work is now complete, with the block work at the ground floor to be finished within the month. Metal framing is largely complete and as you can see in the photos, the interior rooms are really starting to take shape. Fire protection piping, plumbing and electrical rough-in work is well underway and ductwork has begun.

The project continues to run on schedule! The building has topped out and concrete block work is well underway. Inside the building we’ve been working on pipe work for plumbing, fire sprinkler and mechanical systems. Electrical rough-in has started as well. Once we finish block work on the upper floors we’ll drop down to the ground floor and begin building the garages, trash room and elevator lobby. In May the roof will be installed which will start the dry-in process. Windows arrive starting in June with exterior stucco work beginning in late July.
Inside the building, metal framing will commence in May with the remaining mechanical, electrical and plumbing rough-in work following close behind. Once the building is “dried-in”, we’ll begin installing insulation, drywall and other finishes.

We have topped out and March’s construction is continuing to proceed on schedule! Our next step is the masonry work where we’ll start installing interior and exterior block walls. This will change the look of the entire project from a concrete skeleton to defining the building. The roof will be installed in approximately one month so we can beat the rainy season. Underground utility work is now well underway.

February’s construction is proceeding on schedule! It’s all about the concrete these days… We poured the 2nd and 3rd floors this month and are set to pour the 4th on the 27th. In addition to pouring the concrete, the slabs (floors) have an extensive amount of plumbing, air conditioning, fire protection and electrical sleeving as well as anchors for hanging pipes and equipment. As you can imagine, this takes A LOT of planning! Our electrical engineer has thoughtfully designed the electrical system with conduit (pipes) that are placed inside concrete floors, columns and walls so they’re not exposed to view.
The current schedule has us “topping out” in mid-March. Stay tuned and enjoy the water view below taken at dawn from the 3rd floor.
On January 19th we poured the floor slab for the first living level! Going forward we’ll be pouring additional floors approximately every two weeks, then topping out the building around the first week of March. In February, all of our work will be concrete related. In March, masonry starts and we’ll be erecting the exterior walls of the building as well as interior unit separation walls, which is when the building really starts taking shape!

As you can see by the photos, the construction is moving right along. We recently poured the last piece of the foundation, which thankfully allowed us to shut down our dewatering operation and get the hoses off the beach. Over the next week we will be removing the dewatering system and our focus will be on going vertical! This is one of the most exciting parts of construction, and the floors will go up quickly.
We’re scheduled to pour our first elevated deck (2nd floor) on or around January 12th and then we’ll be pouring a new floor every two weeks. If all goes as planned, we’ll “top out” the building in late February and then move on to installing block walls (this when Halcyon will begin to actually look like a building).

We are thrilled to show you the progress we are making at Halcyon Siesta Key. We have been busy finishing the pile caps, dewatering the property and preparing for the foundation to be poured.
